A public hearing will be held next week to solicit comments about the recently revised plan to build townhouses along the eastern bank of the Shinnecock Canal while also restoring and reopening the Canoe Place Inn.
The hearing for the proposed Canoe Place Inn Maritime Planned Development District, or MPDD, is scheduled for 1 p.m. on Wednesday, November 12, in Southampton Town Hall.
Last month, R Squared LLC Real Estate Partners rolled out a new plan that calls for the construction of 37 townhouses along the canal instead of the previously suggested 40, and also makes several other modifications. Those changes include: reshaping roads near their properties on both sides of the canal; reducing the number of buildings; and allowing greater public access to the water, among other alterations.
The specifics of the new plan are detailed in the final environmental impact statement that was submitted by the development firm—which is owned by cousins Gregg and Mitchell Rechler—to the Southampton Town Board last month.
The document and other information relevant to the proposal can be accessed on a website launched by the Rechlers last week. The site, www.canoeplaceinnpdd.com, was set up to enable the public to keep tabs on changes to the project, according to Jim Morgo, a spokesman for the developers.
In addition to the final environmental impact statement, which is also available on the town website, www.southamptontownny.gov, the new website includes answers to frequently asked questions about the project, shares testimonials and includes renderings of what the development would look like.
In order for the MPDD to move forward, the Town Board must approve a change of zone that would alter the zoning on the canal property to allow for residential development; the land can now accommodate resort and waterfront businesses. The board needs at least four out of its five members—or a super-majority—to sign off on the proposal.
