Southampton Town officials this week seemed to dispel rumors that the pharmacy chain CVS has applied for a building permit in Bridgehampton.
Talk of the possibility of a CVS occupying a new building slated to be constructed at the corner of Montauk Highway and the Bridgehampton-Sag Harbor Turnpike had been circulating in Bridgehampton, largely among members of the local citizens advisory committee, over several weeks.
The property in question was long home to a beverage store, which was razed in 2010. The Town Planning Board has approved designs and a commercial site plan for a 9,000-square-foot, two-story building slated for retail and office uses, commensurate with the property’s village business zoning designation. The first floor of the building, the space designated to be used for retail in up to three separate storefronts, is 4,500 square feet.
According to Kyle Collins, the town’s chief planning and development administrator, the Planning Board conditions of the site plan approval included a limitation on any single use within the building of 5,000 square feet.
A pharmacy use, like CVS, actually is permitted by the current zoning. But the size restriction on the site plan approval likely precludes any use that extensive: The CVS pharmacy in Southampton Village is 15,000 square feet. The property, totaling just under 2 acres, is owned by BNB/Lumber Lane Ventures, a limited liability company. Attorney Leonard Ackerman is listed as an officer of the company. Reached at his office in East Hampton this week, Mr. Ackerman said he is no longer the managing partner for the property and is not aware of whether a tenant for the future building has been lined up.
Mr. Collins said that the building permit applied for was in the name of the LLC that owns the building and makes no mention of CVS or any other prospective tenant. No building permit application for interior construction of the building, which would typically be applied for by a would-be tenant, has been filed1
